Ductless Mini-Splits for Bolingbrook — Split-Levels & Townhomes

Bolingbrook split-levels and townhomes are famous for one thing: a floor that never matches the thermostat. Instead of fighting the ductwork, give that level its own zone. We install ductless mini-splits from our Joliet shop, 14 miles down I-55 — free written estimates in English or Spanish.

The Usual Suspects

Which Floor Is Fighting You?

The Split-Level Middle

Half a flight up, always off by five degrees. A single head on that level ends the thermostat wars for good.

Townhome Upper Floors

Heat rises, returns are undersized, and the top floor cooks. One properly placed head cools it without freezing downstairs.

Garage Conversions

Gym, shop or storage — insulate the door, add a zone, use it all year.

Basement Rec Rooms

Independent, efficient conditioning without over-cooling the rest of the house.

⚠️

Whole-Home Swaps

With healthy ductwork, a central replacement usually costs less than converting everything to mini-splits. We quote both straight.

HOA Placement Rules

Many Bolingbrook HOAs regulate outdoor-unit placement. We install compact units and provide placement photos for your approval packet.

Local Experience

Townhomes, HOAs and the Art of Placement

A good chunk of our Bolingbrook work is in townhome communities, and townhomes add a wrinkle detached homes do not have: the HOA. Outdoor unit placement, line-set routing along shared walls, condensate drainage — all of it needs to look clean and, in many associations, needs approval before work starts. We have learned to make that easy: compact outdoor units, line-set covers color-matched where possible, and photos of the proposed placement you can forward to your board.

Inside, the playbook depends on the floor plan. Split-levels usually want the head on the stubborn middle or upper level; townhomes almost always want it upstairs, where summer heat stacks. Either way the line-set runs are short, the wall penetration is small, and most installs finish in a day.

One honest caveat: a mini-split fixes the zone it serves. If your whole system is undersized or the ductwork is failing, we will tell you that instead of selling you a head that cannot win alone.
